As a lonely and introverted office worker at Consolidated Life Insurance Company, Bud Baxter (Jack Lemmon) lives in a small apartment in a high-rise building, where he keeps his possessions in a neat and orderly fashion. However, when C.C. Baxter's (Bud's) boss, Sheldrake (Fred MacMurray), offers him a promotion if he'll let the executives use his apartment as a trysting spot, Bud sees an opportunity to climb the corporate ladder. Bud agrees to Sheldrake's proposal and begins renting out his apartment to the various executives at night, making sure to leave it spotless before they arrive. This newfound arrangement brings him closer to the top of the company, but also raises questions about his own morality and sense of self-worth. Meanwhile, Bud meets Fran Kubelik (Shirley MacLaine), a charming elevator operator who is having an affair with Sheldrake. As their relationship deepens, Fran confides in Bud that she's unhappy with her situation, feeling like she's just a pawn in Sheldrake's game. When Baxter discovers Sheldrake and Fran together in his apartment, he realizes that the executives' actions are morally reprehensible. Feeling betrayed and disillusioned, Bud decides to take a stand against the company's corrupt practices by refusing to rent out his apartment further. As tensions rise, Bud's new sense of self-respect leads him to stand up for what he believes is right, despite facing opposition from Sheldrake and the rest of the company. In the end, Baxter must confront the consequences of his actions and decide where his loyalties truly lie.
